Residential Sales
Hardy Estate Agents handle a diverse range of residential property sales ranging from new homes and conversions to period, modern and post war property. Our years of experience selling at all size and price levels in the property market allows us to provide an informed and professional service to our clients. We respect that everyone is different and therefore our service is tailored to fit the individual needs of the client rather than a 'one size fits all' approach.
We offer a full range of marketing tools for our clients which includes:
Brochures
Hardy Estate Agents believe that the brochure whether in electronic form or a hard copy is still very much an important part of your marketing campaign. The tendency in recent years has been for estate agents to cut corners with the brochure by reducing text and relying on email as the main form of distribution. At 'Hardy's' we know that clients and buyers alike prefer to see hard copies of brochures with plenty of descriptive text highlighting the positive aspects of the property and the surrounding area. We are lucky to live in such a lovely part of the England and there is plenty to write about!
We therefore produce full colour printed brochures with descriptive text, photographs and floorplans for all of the property we handle irrespective of size. The cost of the brochures is included within the fee.
Brochures are always submitted to our clients before publication and we encourage our clients to add anything that they feel is special about the property.
Database of Buyers
We have an extensive mailing list of waiting buyers for all types of property in South Dorset and The Purbecks. Buyers are attracted by out extensive marketing and as well as locally they come from all over the country and abroad. Many of our buyers come from the Home Counties and London looking either to retire to Dorset or for a second home.
The Internet
The Internet coverage undoubtedly provides the strongest local, regional and national coverage and we are proud that ours is second to none. Focusing on Rightmove.co.uk and Primelocation.com. Hardy Estate Agents properties also appear on Propertylive.co.uk the website for members of The National Association of Estate Agents and Globrix.com the property search engine launched in 2008 by News International . We are not on every website but choose to our sites carefully for quality and effectiveness. We freely admit that the cost of our internet presence is by far greater than any other marketing expenditiure but without it we would simply not be serving our clients needs properly. Hardy Estate Agents own internet site provides a simply and easy way for buyers to search and access property details.
Local Newspapers
Hardy Estate Agents still believe in the power of the local papers despite the dominance of the internet. The local papers provide an excellent medium and we accept that there are still many people who do not use the internet to search. Hardy estate Agents subscribe to The Dorset Evening Echo and The Swanage and Wareham Advertiser on a regular basis. We also appear in The Bournemouth Echo, The Western Gazette and The Blackmore Vale Magazine when the need arises.
National Newspapers and Magazines
For larger houses or houses with a specific use it is sometimes necessary to advertise in the national broadsheets such as The Times and The Telegraph, our access to media buying can reduce the cost of advertising in these publications to our clients. We can also gain access to titles such as Country Life, Coast Magazine, The Field and Dorset to mention but a few, when the need arises. Generally, the cost of national advertising in the 'glossies' and the broadsheets is an extra cost and one which can be discussed as and when the need arises.
Shop Window
Hardy Estate Agent's shop window is located close to an important junction for local and holiday traffic alike coming into South Dorset and The Purbecks. Our prominent signage attracts interest which draws people to our window at our offices at 'The Old Dairy' thus promoting our clients property. We also have a window display in the centre of the village at 'Wool News' a great general store and delicatessen which enjoys a huge footfall not just from the village but a much wider area because of their excellent reputation.

Viewings
Hardy Estate Agents take viewings very seriously. We consider each viewing to be crux of what we do in terms of selling your property and rightly believe that we should be on hand to conduct each viewing in an informed and professional manner. Too many estate agents leave this function to their clients or inexperienced staff and by doing this risk losing potential sales. We therefore pledge to conduct virtually all the viewings ourselves and only in exceptional circumstances will we depart from this rule.
PR
An excellent form of free advertising when we can get it. Hardy Estate Agents will write a press release about your property and send it to the local newspaper. Editorial is a great way to attract buyers and our good relationship with the property editors often produces good results.
For Sale Board
Love them or hate them 'for sale' boards are an important tool in the marketing or your property. Hardy Estate Agents 'for sale' boards are designed to be both distinctive and eyecatching. It is a fact that many good buyers will 'cruise' an area looking for suitable property or may well spot your board and consider moving simply to have your property. Whilst a 'for sale' board is not the be all and end all of a Hardy Estate Agents marketing campaign they do have their place.
People
Last but by no means least we understand that ultimately houses are sold by people. The more professional and caring estate agents are, the better your experience will be and that is why we consider the people we have to be the greatest asset to you. All the people associated with Hardy Estate Agents at all levels are experienced property professionals with a track record in providing good service and informed advice for your individual needs. We consider ourselves to be a part of the local community and with that comes the responsibility to be fair and honest in all our dealings.
